Privacy Policy

Scope

This Privacy Policy describes how Real Property AI Corp, doing business as Alder ("Alder," "we," "us," or "our") collects, uses, and discloses personal information in connection with alderpm.com (the "Site"), the email correspondence we send from it, and the phone numbers we publish for the properties we manage: the leasing numbers in our listings, and the maintenance line on the Site for residents. It applies to everyone who visits the Site, submits a form, joins our newsletter, or calls or texts one of those numbers.

It does not cover the personal information we handle as your property manager under a signed management agreement. That relationship is governed by the agreement itself.

Information We Collect

Information you provide to us

Our owner forms ask for contact information and basic property information. We use it to respond and to discuss property management.

Our agent referral application asks for the professional's name, work email, license type, DRE license number, service area, and responsible brokerage information. We use it to verify eligibility, prepare the broker-to-broker agreement, administer the program, and make referral payments.

The referral application requires consent to receive Alder's real estate and property-management newsletter. We use that consent to send news, insights, and marketing emails for agents and brokers until the recipient unsubscribes.

We do not ask for sensitive personal information through the Site. Please do not put financial records, account numbers, or tenant details into the free-text field.

Information collected automatically

When you visit the Site, we and our service providers automatically collect the pages you view, the source that referred you, and technical information about your browser and device, including your IP address. An IP address indicates an approximate region rather than a precise address. This is collected using cookies, pixels, and similar technologies.

How We Use Personal Information

We use the personal information we collect to:

• call you back and answer what you asked about;
• discuss managing your property, until you ask us to stop;
• verify and administer the agent referral program;
• send the agent and broker newsletter when a person asks to receive it;
• respond to a call or text about a property we manage or are leasing, including a maintenance request from a resident;
• measure and improve how the Site and our advertising perform; and
• comply with our legal obligations and protect our rights and those of others.

We do not use your information to train models.

How We Disclose Personal Information

We do not sell your personal information. We disclose it in the circumstances below.

Service providers

Each of these receives only what it needs to do its job for us:

• Formspree — receives the form you submit and delivers it to us by email.
• Google — Gmail carries the correspondence that follows. Google Tag Manager and Google Ads support advertising measurement.
• PostHog — product analytics and privacy-masked session replay.
• LinkedIn — advertising measurement.
• Twilio — connects calls and text messages to the numbers we publish for leasing and for maintenance.
• Fly.io — hosts the Site.

Legal requirements

We may disclose personal information where the law requires it, including in response to a subpoena or other legal process, or where we believe disclosure is necessary to protect our rights or somebody's safety.

Business transfers

If Alder is involved in a merger, acquisition, financing, or sale of assets, personal information may transfer as part of that transaction. Mobile phone numbers and messaging consent data are not transferred for any marketing or promotional use, and any successor is bound by the SMS commitments in this Policy.

Cookies, Analytics, and Advertising

The Site uses cookies, pixels, and similar technologies provided by Google Tag Manager, Google Ads, the LinkedIn Insight Tag, and PostHog.

Collection by third parties across websites

Google and LinkedIn may collect information about your online activity over time and across other websites when you use the Site. We rely on this to measure which advertising leads to inquiries. Certain state privacy laws describe this as “sharing” personal information for cross-context behavioral advertising, even though no money changes hands. This concerns browsing data only. It never includes your mobile phone number, the content of your text messages, or your messaging consent.

Your options

You can block or delete cookies through your browser settings, and doing so will not stop the Site working. You can also opt out directly through Google’s ad settings and LinkedIn’s advertising opt-out.

Do Not Track

Some browsers can send a “Do Not Track” signal to the sites you visit. The Site does not respond to these signals.

SMS / Text Messaging and Phone Calls

We publish two kinds of phone number: a leasing number in each listing for the properties we manage and lease, and the maintenance line for residents of those properties, (510) 956-6143, on the Site. When you contact one, an automated assistant may answer, and one of us may follow up.

Information we collect when you call or text

We collect your phone number, the content of your messages or calls, and the date and time. We use this information to reply to you, to answer your rental inquiry or handle your maintenance request, and to keep a record of the conversation. We do not use it for any other purpose.

How you opt in

You opt in by sending a text message to one of our numbers, or by calling one and agreeing to receive text messages. Messaging consent is collected for Alder only. We do not accept consent passed to us by another business, and we do not pass yours to anyone.

Message types, frequency, and rates

Messages from Alder are conversational replies about the inquiry or the request you started: availability, pricing, application steps, tour scheduling, and the status of a maintenance request. Message frequency varies. Message and data rates may apply. We send no recurring promotional or marketing text messages.

How to opt out or get help

Reply STOP to any message to opt out. We send one confirmation and no further messages from that number unless you contact us again. Reply HELP for help, or contact us at support@alderpm.com.

No sharing of mobile information

We do not share, sell, or provide your mobile phone number or messaging consent data to third parties or affiliates for marketing or promotional purposes. Mobile opt-in data and consent will not be shared or sold to third parties, affiliates, or lead generators for marketing or promotional purposes. A provider that carries our messages, such as Twilio, receives this information only to deliver the conversation for us and may never use it for its own purposes.

Data Retention

We keep an owner inquiry for as long as we need it to answer and pursue a possible engagement. We keep referral-program records for the period required by law and for accounting. We keep newsletter consent until the recipient unsubscribes. We will delete other personal information on request unless a legal or recordkeeping duty requires it.

Data Security

We use established providers to store and transmit personal information, and we limit access to the people who need it. No method of transmission or storage is completely secure, and we cannot guarantee absolute security.

Your Choices and Rights

You may ask us what personal information we hold about you, ask us to correct it, or ask us to delete it, by writing to support@alderpm.com. We will respond within the period the law requires. Residents of some states have formal rights of this kind. We extend the same rights to everyone regardless of where they live, and we will not treat you differently for exercising them.

To stop hearing from us, reply to any message and say so, use the unsubscribe link in a newsletter, or write to support@alderpm.com.

Geographic Scope

We manage property in the San Francisco Bay Area, and the Site is intended for people in the United States. Personal information collected through the Site is stored and processed in the United States.

Children's Privacy

The Site is not intended for children, and we do not knowingly collect personal information from anyone under 16. If we learn that we have, we will delete it. If you believe a child has given us personal information, write to support@alderpm.com.

Changes to This Policy

We may update this Policy. The date at the top reflects the most recent revision, and we will mark material changes clearly on this page.
