The referral does not bind the owner. It does not increase the owner's management fee.

Questions from agents and brokers
Who signs the referral agreement?
The responsible broker or designated officer signs for the referring brokerage. Alder signs as the receiving brokerage.
When does the brokerage get paid?
Alder pays once each month after we collect that month's management fee. The program covers up to the first five collected monthly management fees.
What happens if management ends before five months?
The brokerage keeps the payments already earned. Future payments stop when Alder no longer collects a management fee. There is no clawback of an earned payment.
What counts as a management fee?
The referral payment uses the recurring management fee that Alder actually collects. Leasing fees, setup fees, maintenance charges, reimbursements, and other service fees are excluded.
Does the owner pay more because of the referral?
No. Alder pays the referral from its management fee. The written owner disclosure explains the compensation formula before the owner signs a management agreement.
How do I introduce an owner?
After the broker-to-broker agreement is signed and the owner receives the written disclosure, make a warm email introduction or give the owner your referral link. Do not submit an owner's contact information through this application.
